- City of Milwaukee broker listed properties have a 2% co-broke. No seller paid commission on some city program sales. No compensation agreement needed.
- The city cannot accept offers more than 10% below list price. The offer will be rejected.
- Offers must be on the NEW City of Milwaukee form found in mls. Offers must be emailed as 1 pdf. (No WB-11) Be sure to follow all instructions. They are VERY picky.
- Only owner occupant offers are reviewed for the first 30 days the broker has them listed on mls. See DOM for Rosemont Listing. (Not combined with previous listing)
- The pre-approval or proof of funds must be dated within 30 days. Pre-approval must be the most recent bank statement and show the last four numbers of the account number. It must cover the price plus essential repairs. It must be in the buyer’s name.
- Note that offers from investors in District 15 will continue to be rejected by the alderman until they have been listed for a total of 90 days (30 days by the City and 60 days by the broker).
- Note that offers from non-local investors will likely be rejected in Districts 5 and 15.
- Offers from investors willing to sign an addendum agreeing to sell to owner-occupants within 365 days will be looked upon more favorably. Be sure to use the City of Mke Special Condition addendum for comments.
- There may be more repairs needed then those listed on the scope of work. Buyers to do their own due diligence. The property is sold as-is.
- The city is taking a minimum of 30 days to reply to offers. It may take longer.
