1. 2.4% Co-broke. Selling agent offers must have the commission set out in a compensation agreement. Commission cannot be written into the offer. Email agent for a copy of the compensation agreement. The agreement must be signed by all parties prior to an executed contract or there is no co-broke.
2. All selling agents must be a member of MLS at the time the offer is received and at closing to receive the selling agent commission.
3. No commission is paid to the selling agent if the agent is the buyer, partner/principal, and/or the buyer is a relative of the selling agent.
4.. Offers must include buyers pre-approval or proof of funds for offer to be presented. It must be dated within 30 days, have a bank name, buyer name and cover purchase price.
5. The seller will not review any offer that is not cash (with POF) or a loan (with pre-approval). No seller financing offers will be reviewed or sent to the seller. Listing agent is allowed to reject any such offers.
6. The following verbiage must be included in all offers: ''Lines 94-177 of the offer to purchase are hereby deleted. No condition report will be provided. Seller has never lived on the premises. This is an as-is where-is sale. Seller makes no warranties or representations as to the condition or performance of the property either expressed or implied. Appliances are left in as-is condition''
